Property management is entering a new era. Rising maintenance costs, ageing housing stock, growing expectations around digital services and the increasing availability of data are changing how organisations manage their assets.

The focus is shifting from reacting to problems as they arise towards anticipating future requirements, making evidence based decisions and connecting information across the entire property lifecycle.

At +AddJust, we’re continually evolving our Property and Project Intelligence Platform to support this shift. Through regular product updates, we are making it easier for Local Authorities, social housing providers and private property companies to connect property data, streamline workflows and plan ahead.

Over recent months, improvements across surveys, repairs and maintenance, project management and mobile functionality have focused on one central objective: making property information more actionable.

1. Predictive Maintenance Starts with Better Data

Predictive maintenance is becoming an increasingly important concept across the built environment. Rather than relying solely on reactive repairs or fixed replacement schedules, organisations can use condition data and component life expectancy to anticipate future maintenance requirements.

Our new Estimated Expiry Date feature brings this approach into everyday asset management.

Introduced within the Surveys module, the feature calculates estimated expiry dates using life expectancy rules assigned to individual property components. Users can identify components that have passed their estimated expiry date, view upcoming expiries across one-, two- and five-year periods, and apply custom date ranges when searching properties.

Expiry information is also included in asset exports and downloadable Property Data PDFs.

By making this information more accessible, +AddJust helps asset managers identify potential priorities earlier and use condition data to inform planned maintenance and longer-term investment decisions.

The opportunity extends beyond individual components. When reliable condition data is connected with maintenance records, project information and cost forecasts, organisations gain a stronger foundation for understanding future portfolio requirements.

2. AI and Automation: Turning Information into Action

Artificial intelligence is creating new opportunities to reduce repetitive administration, support decision-making and improve how organisations use the information they collect.

However, effective AI depends on the quality, structure and accessibility of the underlying data.

At +AddJust, our connected platform provides a foundation for increasingly intelligent workflows, with AI-supported capabilities assisting users with survey updates and job approval processes, subject to professional review.

Alongside these capabilities, we continue to improve how property information is presented and accessed. Our Property Condition PDF Report brings together information from surveys, jobs, projects and component updates into a consolidated view of a property’s recorded condition. This makes it easier to review relevant information without having to piece together separate records.

The wider direction is clear: technology should do more than store information. It should help people understand it, identify what requires attention and make better-informed decisions.

3. Mobile First Working for Teams in the Field

Property management doesn’t happen exclusively behind a desk. Surveyors, maintenance teams, contractors and project managers need access to accurate information while working across multiple locations.

Recent improvements to the +AddJust mobile app are making more of the job management process available directly in the field. Users can create and edit jobs, add work items, assign tasks to contractors or Direct Labour teams, review job information and complete jobs from their mobile devices, subject to their permissions.

These updates help reduce unnecessary switching between devices and administrative processes, allowing teams to manage work closer to where it happens. For organisations coordinating multiple teams and contractors, accessible mobile workflows can also support clearer communication, more timely updates and better visibility of operational progress.

4. Connecting Projects, Maintenance and Communication

Planned maintenance programmes often involve multiple properties, contractors, work items and supporting documents. Without connected information, maintaining an accurate overview can become difficult.

Our recent Projects module improvements provide clearer visibility of project progress through updated summary cards and a dedicated Work Items summary. We have also enhanced in-app chat performance, improved message navigation and introduced unread message counts for job and project conversations.

These changes may appear incremental, but they address an important challenge: ensuring the right information is accessible to the right people at the right time.

When project progress, maintenance activity and communication sit within a connected environment, teams have a clearer picture of work across the property lifecycle.

5. Continuous Improvement Is More Than New Features

The future of property technology will not be defined by individual features alone. It will depend on how effectively platforms connect data, people and processes.

Our recent contractor invoicing improvements, for example, allow VAT numbers to be recorded within +AddJust, appear on payment claims and automatically populate contractor invoices. First-time account activation has also been improved through clearer, real-time password requirement guidance.

These enhancements demonstrate our approach to product development: addressing practical challenges, reducing unnecessary administration and continually improving the experience for users.

As housing providers and property companies face increasing pressure to manage assets efficiently, reliable information and connected workflows are becoming essential to long term performance.

At +AddJust, we will continue developing our platform to help organisations move beyond fragmented processes towards a more connected, proactive and data driven approach to property management.

The future of property management isn’t just about managing what exists today. It’s about using better data to prepare for what comes next.
